The concept envisions the development of low-emission, energy-efficient retail parks offering high-quality architectural solutions alongside social functions that enrich the retail and service offering.

The use of high thermal insulation envelope technology, combined with heat pumps, photovoltaic panels, and wind turbines, allows for a significant reduction in energy consumption and building maintenance costs. The choice of low-emission materials, including timber construction, provides an additional reduction in carbon footprint.

Permeable surfaces and greenery introduced into the car parks help limit the urban heat island effect. A retention system keeps water on site, while collected rainwater stored in tanks is used for irrigating the green areas.
